Small excercise room? Paid fee entrance couple of quid treadmills bikes rowing machines etc

Invested wisely and well managed it would make a damned site more than the TruckStop ever would with a darned site less hassle.
Though actually a TS will make money, the problem comes with the cost or running it: Payback of original investment, Insurance, utilities, rates, maintenance, staff, etc. etc.

However, there seems to be a slight problem with your maths :wink:
42,520 x 100 = £4,252,000 Maybe just about enough to buy and build a decent TS.

If I were you I’d be having an informal meeting with the local planning officer first before you waste your own and others time.

Many years ago I put a lot of time and effort into a potential local trunk road site, had BP & Mc.D’s interested too, only to be told by the young PO, not a chance!

In another instance, concerning some land marketed by Grimleys near the M6 at Preston, which was zoned for industrial use, the vendor refused to sell for use as a TS!

Over here the MSA’s are safe to aprk in I’ve never had a problem in 10 months that been here, the showers are cleaned after every person has been there the food isnt to bad when in the US bit pricey in Canada. we got a mix of fast food and home style food, we have washing machines and tumble dryers to use and most of them have a seperate drivers lounge with a big screen TV, present rewards card at time of purchasing fuel and get a free shower, collect points to use against anything in store and discount on some food or good purchased.

Looking back at what used to put up with in the UK its an easy life here spesh when dont have to pay for parking

How about a gym. I think this would be a good start not only in a truckstop but also in RDC’s as your waiting about in a pokey waiting room when you could use that time productively :smiley:

Here’s a thought , there’s 42520 active members on this site if each person put £30 that would be £1.275600m enough to buy & develop the site with everybody a share holder in a truckstop with the facilities they want , could be the start of many ! Run by drivers for drivers, Just a thought …

Planning is the big issue;, the local council want something done about the trucks that park in the local area , especially at the weekend, wgat theyve come up with is closing & restricting laybys, when an opportunity like this presents itself the nimbys will be out in force…

Sorry to be a spoilsport but the the odds of it becoming a truckstop are almost none existent, it’s down as residential and already has planning permission for 16 houses and 4 apartments. It’ll be a relatively easy quick profit for a developer who has some money they want to turn around fairly quickly and still walk away with over £500,000 profit within a year.

Dentist.
Doctors.
Clean ablusions for the men, and ultra clean ones for the women.
plug ins for fridges.
fresh food at a decent price.

Just out of interest, how many lorries would you expect to get on 2 acres?

This is the site for those that are interested, its been derelict for years but was on fire on Sunday & is now being demolished on grounds of safety … a good buy for the size of land …

Strange how many of these closed down properties get conveniently set on fire. Once the site has been cleared (at no cost to the buyer), it will be snapped up and sold quickly to a property developer making use of the already granted planning permission. Not a chance in hell of ever becoming a truckstop.

Would also require planning for the change of use of agricultural land to lorry parking.

However, you never know, the local Shell site is currently being redeveloped. They are extending the site and have taken up both a good detached house (now demolished) and some agricultural land.
This just so an already profitable company (Euro Garages) can make even more profit.

If I was parking them, probably about 4 - and at least 2 of them would still be too close together!

parking to cost about a tenner
toilets/showers open 24 hours
a menu that includes simple food, like cottage pie, lasagne etc (not just fried stuff)
a shop for everyday stuff , sandwiches, toiletries etc
wifi , free or maybe a £1 charge for the nights access

A shop where I can buy Flag’s ,Stickers & flashing light’s…NOT!..

I’m into basics…
Showers with temp control and a head on a hose,
and enough of them. I’d happily pay £1 for a GOOD shower.
Toilets.
Level parking area.
A drinking water tap for 20l water ■■■■.
A shop that sells trucker provisions, including things like gas canisters, shower gel, fresh milk and bread.

Anything else is a bonus.

If the guy that runs Orwell truck stop can’t make it pay, in the location that it is what does that tell you.
Is it things like the council rates ect, you know,red tape.
Anyone who has ever been in business ( in this country) will know how much ■■■■■■■■ and cost there is associated with running anything.
So,the USA is probably different again, with the so called enterprise culture.
And land will be so much more to buy over here.
The best business model for the future is probably to set up a truckstop along the lines of a campsite.
Parking. Toilet block. Showers. And elsan facilities.

I’d question wether a truckstop there would be viable. Looks too small, and not a great location. You’d get very little ferry traffic in my opinion and also to be honest knowing its location I reckon it would be almost impossible to get planning permission for a truck stop. But if you opened one in Pembroke that might be altogether different

Same as switch says. Won’t get enough business centred on Fishguard. Anywhere you can cover both?

Unfortunately I don’t think the local council would want to see one anywhere, It’s tourists not trucks they’re after …there is more & more laybys closing or getting restrictions in place here …
